There's about 2 dozen developments/redevelopments going on in Dtown Jxn currently and I give about 75% a shot at being successful. Of course, that leaves several like Ceva Green's that are ridiculous and don't stand a chance.

I would invest in a condo or apartment in the area around the new development cotton mills. Its very very important to the city of Starkville that this development survives. Buying real estate inside the area would be the first thing that would help. If people live in the area they make it more vibrant and everything follows from there. We need to establish the character of the cotton district into the new development.

Foreclosures have been rampant since the first of the year. Especially in the mid-range condo market segment. There are some deals out there right now. Just call your local banker.

Outskirts of Robinsonville(Tunica) or Hernando area. The whole I-69 corridor will be boomin in the years to come.

If I just had $500k laying around to invest just anywhere in MS, I'd probably spend it in my hometown - little nowhere place called Thaxton. You may have driven by in on the way to Oxford on Hwy 6. But it's got a real old school gym, like 75+ years old - kind of reminds you of Hoosiers. I always thought it'd be neat to fix that place up, restore it so it's like a brand new 1950s era gym. It's still usable, but you feel like you might fall through the floor if you jump...

500k should be more than enough to buy the POS house on the North-East corner with plenty left over. Even if all I did was tear it down the commercial potential for that piece of property may be enough to get a ROI and I'd be doing the city a favor.

The coast and oxford are still inflated too much...

Unless you are talking about a very small town. Up it to $5m and you can make an impact in most places.
